Cobercokwartier Arnhem

Commissioned by BPD, Zecc is working with Orange Architects and Studio Spacious to design 287 new houses on the site of the former Coberco factory. The site is strategically located at the foot of the 'old' bridge along the Rhine River and a few minutes' walk from the city center.

Zecc is designing a total of 66 apartments & 29 ground-level houses. Divided over four building blocks. A diverse residential program provides a variety of target groups, creating a mixed living environment. To stimulate the liveliness & make it highly visible, transitions between public and private are carefully and high quality designed. Double-height living spaces with voids on the street, benches on the facade and integrated planters in the intermediate zone are a few examples.

The urban plan is based on Studio Ninedots' Cityplots' concept. Delva Landscape is responsible for the design of the public landscaping. The Milk Factory with public functions forms the beating heart of the neighborhood. Part of the factory ensemble is the realization of a parking hub. This keeps the public space in the Coberco district free of car traffic and provides plenty of space for greenery, playing and meeting. The factory as the heart of the district is reinforced by the fact that from the streets in between and the several squares, there is always a view of the chimney of the milk factory, which quickly establishes the relationship with the historic site.
