Connection hub for the city

The task and the team

The design of StadsVallei Cartesius is the result of a selection for the redevelopment of the Cartesius Triangle area. Previously, this site enclosed by railroad lines was NS land. The CAB building at this location served as a bus depot. Together with tender team Lingotto, BPD, Keystone, ZUS and CCO, Zecc gave substance to the task of turning the Cartesius Triangle into a new future-proof urban area. In addition to being a team partner for this area transformation, Zecc was primarily responsible for the transformation of the monumental CAB building. Based on the course document, the opportunities offered by the location and our vision of urban happiness, we jointly developed the concept of the StadsVallei Cartesius. The concept is based on five building blocks: urban anchor points, maximum landscape, own place, smart systems and collective network.

 

The CAB building is the most urban part of the StadsVallei. The design of the CAB building is based on four key principles: value, connect, activate and sustain. By having these four elements work together in an integral way, a unique place for meeting and inspiration is created in Utrecht.

 

Van Ravensteyn
The CAB building, designed by Van Ravensteyn, is an important municipal monument in Utrecht. A careful analysis, including a historical survey, explored where the building's strengths lie and where there are opportunities for enhancement and/or change. The special size, the representative façade and the roof construction are important key points of Van Ravensteyn's design, which have been given a clear place in the design and sometimes reinforced by our transformation proposal.

 

 

Connect
The new urban setting makes the CAB building a spatial obstacle on a number of fronts. The design proposal provides a number of openings and internal streets through which the CAB building becomes fordable and thus a connecting element instead of a large building in the public space that can also form a blockade. The addition of the residential program and its access in the internal streets activates them, along with the other program.

 

The aim of the design is not only to connect on a local level, but also on an urban level through the two residential towers visible from surrounding neighborhoods. In this way, the CAB building forms an urban landmark without losing the monumental character of the CAB building in the process, but rather enhancing it. The existing facades will be restored where necessary and bricked-up windows and doors will be reopened so that a lot of quality is created at ground level around the CAB building.
